108 Water Street is an in-progress mixed-use development in South Norwalk that reflects Spinnaker Real Estate Partners’ continued focus on creating dynamic, community-centered places. Planned across 2.5 acres, the project brings together residential, hospitality, office, and retail uses in a way that is designed to add energy, activity, and long-term value to one of Norwalk’s most active districts. With 59 residential units and approximately 8,000 square feet of residential amenities, the development is positioned to offer a thoughtfully integrated living experience within a broader mixed-use setting.

The project will also include a 104-key hotel with approximately 5,000 square feet of hotel amenities and an approximately 5,800 square foot restaurant, alongside 33,000 square feet of office space and 6,500 square feet of retail. By combining these uses in a single development, 108 Water Street is intended to support a more connected live, work, stay, and shop environment in South Norwalk while contributing to the neighborhood’s continued growth and vibrancy.
